Lake State Cleaning Terms & Conditions

These Terms & Conditions apply to all services quoted by Lake State Cleaning. By approving the quote, you agree to the following:

General Terms

  • Pre-Existing Conditions: Lake State Cleaning is not responsible for any pre-existing damage or conditions, including but not limited to cracks, scratches, broken components, deteriorated materials, or failed installations.
  • Weatherproofing Issues: We are not responsible for damage caused by improper sealing of windows, doors, vents, electrical outlets, or other components.
  • Electrical Components: Customers are responsible for ensuring proper weatherproofing of all outdoor electrical equipment. We take reasonable precautions, but are not liable for electrical failures.
  • Water Intrusion: We are not responsible for any water entry into structures due to insufficient sealing or structural defects.

House Washing & Soft Washing

  • Pre-existing conditions on siding, windows, screens, or doors, including oxidation, faded paint, cracked glass, and deteriorated surfaces, are not covered.
  • House washing does not include removal of adhesives, caulks, overspray, mortar, rust, efflorescence, fertilizer stains, or failing sealers unless otherwise specified. (Additional charges may apply.)

Roof Cleaning

  • Lake State Cleaning uses a “soft wash” method designed to minimize risk. However, we are not responsible for:
    • Pre-existing shingle damage, deteriorated roofing materials, or improper prior repairs.
    • Water intrusion from vents, skylights, chimneys, or improperly flashed areas.
    • Accidental dislodging of loose debris or materials.
  • Some organic stains may require time to lighten fully; results are not instant or guaranteed beyond initial appearance.

Our Roof Cleaning warranty is simple and straightforward:

  • The warranty covers your roof against the return of black streaks caused by algae for five years from your original date of service.
  • The warranty does NOT cover any of the following issues:  new moss growth, new lichen growth, general dirt and/or debris.
  • In the event that black streaks become visible on your roof within the warranty period, Lake State Cleaning will return to spot treat the streaks as needed at no charge to you.  
  • To qualify for the warranty, you must retain your original roof cleaning service receipt.
  • Roof cleaning warranties ONLY apply to full roof cleaning services.  Partial roof cleaning services do not qualify.

Window Cleaning

  • Exterior Cleaning Only unless otherwise specified.
  • Screen Removal: Customer must remove screens before service.  If not removed, service will not be completed on those windows.  If screens are only removable from inside the home we, require the homeowner to remove prior to our visit.  Screens removable and accessible from the exterior of the home can be removed and re-installed as part of the window cleaning service.
  • Water-fed pole cleaning leaves windows spotless when completed properly; occasional spotting is possible based on water mineral content and window condition.
  • Lake State Cleaning is not responsible for:
    • Scratched, cracked, or damaged glass or frames.
    • Leaks resulting from faulty seals or failure on the part of the customer to close/seal doors and windows.

Gutter Cleaning

  • Gutter cleaning includes removal of debris from gutters and downspouts.
  • We are not responsible for pre-existing damage to gutters, downspouts, fascia, or rooflines.
  • Gutter guards, if present, are cleaned only on top unless otherwise arranged. We do not reinstall gutter guards.
  • 30-Day No Clog Guarantee applies only if gutters were free of structural defects at time of cleaning.
  • Heavy, compacted debris or long-neglected systems may require additional time and labor; additional charges may apply.

Lake State Cleaning is not responsible for:

  • Pre-existing damage to gutters, downspouts, fascia, or roof lines.
  • Poor drainage due to improperly pitched or damaged gutters.
  • Leaky seams in trays or downspouts.

Dryer Vent Cleaning

  • Service involves removal of lint and debris from accessible dryer vent ducts using compressed air tools.
  • Lake State Cleaning is not responsible for:
    • Pre-existing damage to ducts, vent caps, or dryer components.
    • Complete blockages caused by objects (such as bird nests) or collapsed ductwork, which may require disassembly or contractor services beyond the scope of this cleaning.
  • Dryer vents that have not been maintained may not achieve full air flow even after cleaning; recommendations for repair or replacement will be provided if necessary.

Paver Maintenance, Sanding & Sealing

  • Repairs Not Included: This service does not include structural repairs such as resetting pavers, re-leveling surfaces, or replacing damaged materials, unless otherwise noted.
  • Surface Condition: Abnormally large gaps, collapsing edges, sinking areas, and signs of erosion may indicate underlying structural failure. While sealing may help preserve appearance and function, it cannot correct pre-existing structural issues.
  • Organic Growth: Sealing is effective at reducing the recurrence of organic growth such as weeds, moss, and algae. However, some regrowth over time is possible and considered normal. Ongoing maintenance—including manual removal and occasional spot treatments—will be necessary.
  • Joint Sanding: Sanding is intended to fill joints and discourage weed growth and erosion. However, sand can settle over time due to rain, wind, traffic, or grading. Re-sanding may be required periodically to maintain optimal joint integrity.
  • Surface Appearance: Variations in color and sheen may occur, especially if pavers have been previously sealed, exposed to weathering, or vary in porosity. Final appearance is affected by many variables and cannot be guaranteed to be uniform.
  • Cure Time & Traffic: Customers must avoid foot and vehicle traffic on sealed areas for at least 24 hours (foot) and 72 hours (vehicle), or as otherwise directed. Early exposure can permanently damage the finish and void any workmanship guarantee.

Raindrop Gutter Guard Installation

  • Preparation Requirements: Prior to installation, customers should review the “Gutter Cleaning” Terms & Conditions. All Raindrop Gutter Guard installations include an Ultimate Gutter Cleaning service. After the job is complete:
    • You will receive a receipt of purchase via email—retain this for warranty registration.
    • Register your guards at the official Raindrop website to activate the 20-year transferable warranty.
  • Performance Expectations: Raindrop Gutter Guards are a high-performing system designed to prevent most clogs and debris buildup. However, in cases of extreme or prolonged rainfall, temporary gutter overflow may occur. This is not a product failure and is considered normal behavior for all gutter guard systems.
  • Maintenance: While Raindrop significantly reduces the need for routine gutter cleaning, some debris accumulation may still occur—especially at roof valleys, corners, or under heavy tree cover. We recommend visual inspections and occasional cleanings to maintain peak performance.
  • Limitations of Liability: Lake State Cleaning is not responsible for:

    • Pre-existing damage to gutters, downspouts, fascia, soffit, roofing, or any drainage-related component.
    • Roof debris that continues to build up and restrict drainage despite the presence of guards.
    • Water overflow caused by poor gutter system design, improper pitch, undersized downspouts, or pre-existing structural issues unrelated to our installation.
    • Drainage issues due to improper underground drainage design or clogged underground drain lines.
  • Customer Support: If you observe persistent issues with gutter flow or debris, contact us. We offer inspections and will help determine whether the issue is product-related, installation-related, or due to another cause. We stand behind both our workmanship and the Raindrop product and will support you in resolving any problems.

Important Customer Responsibilities

  • Ensure water and electrical service are available at time of service.
  • Secure pets and children away from work areas.
  • Remove any personal property that may be impacted by cleaning activities.
  • Notify Lake State Cleaning of any special concerns prior to service.
